Condo work comes with association rules, shared hallways and close neighbors. We plan around all of it, from insurance paperwork to elevator protection.
Condo popcorn ceiling removal takes more planning than a single-family home. Palm Beach Popcorn Removal works in condos and townhomes across Palm Beach County, from garden-style buildings to coastal high-rises. We handle the ceiling work and help you through the association steps that come before it.
This page covers what to expect, from approval to cleanup. For a deeper look at the association side, read our guide to condo popcorn ceiling removal and HOA rules.
Most condo associations want to know about interior work before it starts. Rules vary by building. Some need a simple notice, while others require a written application and board or manager sign-off.
We confirm the requirements with your association before scheduling. If the city has any requirements for your scope, we check those too. Rules vary, so we confirm with your association and the city before starting.
Your written quote describes the scope, the containment plan and the expected schedule. Many managers find that useful when reviewing a request.
Many associations ask contractors for a certificate of insurance before work begins. We are licensed and insured, and we can provide a certificate for your association. Some buildings want to be named as certificate holder or have specific wording.
Send us your association's requirements when you book. We arrange the certificate so it is on file before our crew arrives.
Condo work means sharing space with your neighbors. We plan for that from the start.
Scraping is not loud, but sanding and moving equipment create some noise. We work within your building's quiet-hour rules. Giving neighbors on your floor a heads-up can help, and many associations post a notice for residents.
Dust stays inside your unit. Floors are covered, walls are taped, plastic containment goes up, and HVAC vents are sealed. We mist the texture before scraping and finish with a HEPA-vacuum cleanup. Our process page explains each step.
Many mid-rise and high-rise condos in Palm Beach County have concrete ceilings, not drywall. The popcorn was sprayed directly onto the concrete slab. That changes the job in a few ways.
On drywall, we have to be careful not to tear the paper face. Concrete does not have that risk, but the texture can bond tightly and take more effort to remove. Concrete ceilings can also have form lines, ridges and uneven spots left from construction.
A bare concrete ceiling is rarely smooth enough to paint as is. We skim coat it to level ridges and fill pits, then sand and prime. You can choose a smooth Level 5 finish or a knockdown texture over concrete, then ceiling painting to finish.
Many Palm Beach County condo buildings went up during the years when popcorn texture was common. Popcorn ceilings were common from the 1950s through the 1980s. Many ceilings applied before the mid-1980s can contain asbestos, and only a lab test can tell.
We take a small sample and send it to an NVLAP-accredited lab. Results come back in about 3–5 business days, and rush is available. The test costs $250, credited toward the job if you hire us.
If the result is positive, we stop. We refer you to a Florida-licensed asbestos abatement contractor, because we do not remove asbestos. Some associations ask to see results before approving work. Learn more on our popcorn ceiling asbestos testing page.
Use this list to keep your project on track:
Condo pricing uses the same Palm Beach County rates as houses. Scrape, skim and paint typically runs $3.75–$5.50 per square foot. Scrape, skim and prime runs $3.00–$4.50, and knockdown runs $3.00–$4.75.

It depends on your association. Many condo associations require notice or a written application for interior work, and some need board approval. Rules vary, so we confirm with your association and the city before starting. Your property manager is the best first contact for the building's specific process and forms.

Yes. Many mid-rise and high-rise condos have popcorn sprayed directly on concrete. We mist and scrape it off, then skim coat the concrete to level form lines and pits. After sanding and priming, you can finish smooth or with knockdown, and we can paint in the same visit.
We keep disruption low by working within your building's permitted hours. Dust stays inside your unit thanks to plastic containment, sealed vents and HEPA-vacuum cleanup. We protect elevators and hallways per building rules and carry out bagged debris. Letting neighbors on your floor know the dates ahead of time also helps.
A typical bedroom takes 1–2 days, and a unit of about 1,500 sq ft usually takes 3–5 working days. Building work hours can stretch the schedule a little. Association approval and asbestos test results, which take about 3–5 business days, should be planned before the start date.
Send a few photos and the rough square footage. We'll come back with a written, itemized price within one business day.
