Big lots, bigger rooms and plenty of vaulted ceilings. We take down popcorn texture in Loxahatchee and The Acreage homes and leave a clean, even finish.
Popcorn ceiling removal in Loxahatchee and The Acreage looks different from jobs closer to the coast. Homes out west sit on large rural lots, and many have open floor plans with tall or vaulted ceilings. That changes how we stage, scrape and finish.
Palm Beach Popcorn Removal is a ceilings-only company based in West Palm Beach. We drive out to the western communities for scraping, asbestos sampling, smooth skim coats, knockdown and ceiling painting. Every estimate is free and in writing.
Much of the housing in The Acreage and Loxahatchee was built from the 1980s through the 2000s. Many are single-story block homes on an acre or more. Others are larger two-story houses, some with horse barns or workshops out back.
Builders in that era often sprayed texture on ceilings, especially in great rooms and bedrooms. Vaulted living areas with popcorn texture are a common sight. Those soaring ceilings collect dust and cobwebs and are hard to repaint.
Many western homes were built after the mid-1980s, when asbestos in ceiling texture became less common. Some were built earlier, though, and older stock was still used after the 1970s ban. Build year alone does not settle it.
A lab test is the only reliable answer. We send a small sample to an NVLAP-accredited lab, with results in about 3–5 business days. If it comes back positive, we stop and refer you to a Florida-licensed asbestos abatement contractor. See popcorn ceiling asbestos testing or our article on what year popcorn ceilings may contain asbestos.
We cover the rural western communities, including:
Long driveways and gated properties are no problem. Just let us know about gate codes or animals when you book.
Many rural homes also run on well water and septic. That does not change how we work on ceilings. We bring what we need for misting and cleanup and keep our setup tidy on your property.
Height is the biggest factor in many Loxahatchee quotes. A vaulted great room needs more staging, more setup time and more care during sanding. It also takes longer to light and inspect the finished surface.
We use stable staging to reach high peaks safely. Plastic containment runs floor to ceiling, and HVAC vents are sealed. For tall rooms, a full skim coat matters even more, since ceiling fans and skylights throw side light across the surface.
Some owners prefer knockdown texture on very large ceilings. It hides small flaws and is easier to touch up later. Others go fully smooth for a more current look.
Base pricing per square foot is the same countywide. Height adjustments matter more out here:
| Scope | Base price per sq ft |
|---|---|
| Scrape only | $1.50–$2.50 |
| Scrape + skim coat + prime | $3.00–$4.50 |
| Scrape + skim coat + paint | $3.75–$5.50 |
| Knockdown texture | $3.00–$4.75 |
| Condition | Typical adjustment |
|---|---|
| Painted-over popcorn | about +25% |
| High ceilings (10–12 ft) | about +15% |
| Vaulted ceilings | about +30% |
A 1,500 sq ft home with standard ceilings and skim and paint usually runs about $5,625–$8,250. Vaulted rooms push the total higher. Our popcorn ceiling removal cost guide explains how we measure sloped ceilings.
Most homes out here are not in a condo association, so planning is simpler. If you are in an HOA community, rules vary — we confirm with your association and the county before starting.
We begin by covering floors, taping walls and sealing off each room with plastic. Vents are sealed so dust stays out of the air handler. Then we mist and scrape, repair, skim coat, sand and prime.
Paint is optional, and we HEPA-vacuum before the final walkthrough. A bedroom takes 1–2 days. A 1,500 sq ft home usually takes 3–5 working days, and larger homes take longer. You can stay home; the rooms we are working in that day are closed to use. The process page has the full sequence.
Vaulted ceilings add about 30% to our per-square-foot price. They take more staging and more time to scrape, skim and sand evenly. Painted popcorn adds about 25% on top of that. We measure the true ceiling area during the free site visit so the written quote reflects the slope.
Asbestos is less common in ceilings from that period, but a test is the only way to be sure. Older stock was sometimes used after the 1970s ban. The test costs $250, and we credit it toward the job if you hire us. Results take about 3–5 business days.
